Luxury Market Report: September 14–20, 2026
Manhattan's luxury market kept its momentum last week, with 19 contracts signed on residential properties at $4 million and above — three more than the previous week. Condos led the way, outselling co-ops 14 to 4, with one townhouse rounding out the mix. Topping the list was PHWest at 211 West 84th Street, a duplex penthouse in The Henry (designed by Robert A.M. Stern Architects) that found a buyer at an asking price of $26.88 million. Close behind was 19 North at 175 Fifth Avenue, a 4,575-square-foot condo inside the Flatiron Building's ongoing residential conversion, asking $25.5 million.
Downtown dominated the week's activity with 14 of the 19 contracts, while Midtown and the West Side each saw 2, and the East Side recorded 1. Buyers signed for a combined $196.9 million in asking price volume, with an average asking price of $10.4 million (median: $7.75 million) and an average discount of just 3% off the original ask — a sign that well-priced luxury inventory continues to move.
