Luxury Market Report: September 21–27, 2026
Manhattan's luxury market cooled slightly last week, with 17 contracts signed on residential properties at $4 million and above — two fewer than the previous week. Condos outsold co-ops 9 to 5, with three townhouses rounding out the mix. Topping the list was a Greek Revival townhouse at 48 Jane Street, a 4,128-square-foot, 4-story home that found a buyer at an asking price of $14.999 million. Close behind was 9W at 32 East 64th Street, an 11-room prewar co-op facing Madison Avenue, asking $14.5 million.
Downtown led all areas with 6 of the 17 contracts, while the West Side and Midtown each saw 4, and the East Side recorded 3. Buyers signed for a combined $128.4 million in asking price volume, with an average asking price of $7.55 million (median: $6.5 million) and an average discount of 14% off the original ask. Zooming out, September has lived up to its reputation as the slowest month of the year: just 65 contracts have signed in the past four weeks, compared with the 10-year average of 71 for the same stretch.
